Job Summary:The Facilities Maintenance Technician IV, reporting to the Chief Facilities Engineer, plays a key role in ensuring the upkeep, repair, and preventative maintenance of the facility's interior, exterior, infrastructure, and equipment. This role supports daily facility operations and maintenance activities while also managing external contractors to ensure proper task completion.
Responsibilities include maintaining and servicing high-pressure air systems, vacuum systems, HVAC, plumbing, carpentry, and the DI water system. The Technician will also oversee general maintenance, equipment installation, and furniture relocation within the facility.
Essential Duties & Responsibilities:
- Assist with the operation, maintenance, and repair of central plant systems, including electrical, mechanical, structural, and control systems such as chillers, exhaust fans, air handlers, pumps, and steam systems.
- Complete work order requests for general maintenance efficiently and on time.
- Identify potential issues and collaborate with the Chief Facilities Engineer to resolve them.
- Research and recommend system improvements for increased efficiency and cost savings.
- Oversee preventative maintenance, repair, and servicing of laboratory equipment, including CO2 manifold delivery systems, air compressors, DI water systems, vacuum systems, environmental rooms, pumps, and more.
- Manage and inspect all contracted maintenance activities, including monthly testing of systems such as the DI water system, emergency generator, and safety equipment.
- Perform routine repairs and maintenance for the building’s interior and exterior, including areas such as floors, ceilings, lighting, plumbing, and parking facilities.
- Maintain accurate logs, records, and equipment manuals.
- Respond to equipment and building alarms both during and after regular working hours.
- Oversee the facility work order system, ensuring timely completion and tracking progress daily.
Leveling Requirements:
- Minimum of 7 years of experience in Building Engineering.
- Ability to read and understand blueprints, technical manuals, and manufacturer documentation.
- Proficiency in MS Office and Facility Preventative Maintenance Programs.
- Working knowledge of diagnostic equipment and machine shop tools.
- Familiarity with Cal-OSHA regulations, HazMat protocols, and building and fire codes.
- High School Diploma or GED required.
Skills, Abilities, and Conditions of Employment:
- Must be comfortable working in a research environment.
- Completion of the Institute’s background check and post-offer physical required.
- Willingness to sign a confidentiality agreement.
- Regular, reliable attendance and access to dependable transportation.
- Must be available for overtime as needed, with flexibility to adjust work hours based on operational needs.
- Valid California driver’s license and ability to run work-related errands.
- Participation in a 24/7 on-call rotation, with the ability to arrive at the Institute within one hour of notification.
Physical Requirements:
- Ability to stand for prolonged periods.
- Capability to lift up to 50 lbs.
- Comfortable using ladders and working at heights.
- Manual dexterity in both hands.
- Ability to stoop, bend, and pull heavy loads throughout the day.
- Capability to maneuver supply carts that require a rolling starting force of up to 125 lbs.
